Requirements & Qualifications :
- Graduate of Bachelor of Science in Accountancy
- Certified Public Accountant
- Previous experience within residential property accounting
- High level attention to detail and accuracy
- Experience in Finance and Financial Reporting
- Knowledge or experience in using accounting systems
- Strong communication skills with the ability to build strong working relationships
- A positive attitude and flexible approach to work
- Experience in pre-opening residential condominium property is an advantage.
Job Description:
- Prepare and analyze monthly, quarterly, and annual financial statements for the residential condo property.
- Develop annual operating budgets in collaboration with the operations manager and monitor budget performance and provide variance analysis.
- Manage accounts payable processes, ensuring timely payments to vendors and service providers. Handle accounts receivable functions, including billing, collections, and reconciliation.
- Conduct financial analysis to support decision-making on property investments, cost-saving initiatives, and capital improvement projects. Provide insights into financial performance trends and key metrics.
- Ensure compliance with tax regulations and prepare necessary tax filings.
- Assist with annual audits or reviews conducted by external auditors. Prepare audit schedules, provide documentation, and address audit inquiries.
- Prepare and present financial reports at board meetings.
- Maintain adherence to accounting policies, procedures, and internal controls. Implement improvements where necessary to enhance efficiency and accuracy.
- Identify financial risks related to the condo property's operations and recommend mitigating strategies.
- Address financial inquiries from homeowners and board members, providing clear explanations and assistance as needed.
